The Rate Finding

The parks that beat you on Google charge two to two-and-a-half times what you do.

Tropic Winds — the park ranked #4 on the Harlingen map grid — lists $558 a month. Encore Sunshine, at #3, lists $547. Fig Tree, which takes the organic result for "full hookup RV park Harlingen," lists $460. Posada del Sol lists $230. They are not winning on price. What we won't do

No RV park in the Rio Grande Valley runs enough volume through RoverPass for a local benchmark to mean anything.

Three parks within 50 miles are on our reservation system and none of them books meaningful volume through it. Building a "nearby parks average X nights" figure off that sample would be guesswork with a decimal point on it, and you would find out it was wrong the first month you tried to plan against it.

What we can give you is the statewide cohort that actually looks like your operation: 15 Texas RV and mobile home parks running reservations on RoverPass, averaging 54 sites, booking primarily monthly and seasonal stays. Same 15 parks measured in every month from July 2025 through July 2026, so nothing is distorted by parks joining or leaving the platform.

Same state, same inventory class, similar rates — a three-fold difference in how full they run. That gap is not explained by which reservation software they use. It is explained by whether the park can be found, whether the listing converts, and whether the rate is set where the market is.
